Sales Outlook for 2014 for Mountain Brook Upper Bracket Homes Looks Good

Huge gain in upper end house sales in Mountain Brook in 2013 should make the market in 2014 spectacular.


In 2012 in the over $900,000 category 34 houses SOLD (December=2).


In 2013 in the over $900,000 category 52 houses SOLD (December=8). The average price was $1,418,722, with days on the market at 157 or a little over 5 mos.


The increase in sales from 2012 to 2013 for higher end homes indicates an acceleration in this market segment which will most likely continue through the spring.


At year end 2013 there were 93 total active listings in Mt. Brook of which 26 (28%) were listed over $900,000. This high percentage of upper priced homes reflects sellers having waited for a better economic atmosphere and overall higher price levels. Increased competition in the spring season means that appropriate pricing will be critical.
